What is a buyer's agent?

A buyer's agent (property finder) works exclusively for the buyer — not for the seller. Where an estate agent sells the properties in their own portfolio, we search the entire market independently for the home that suits you best: new build and resale, including projects that aren't yet publicly on the market.

We compare, check the legal status, negotiate the price and guide you through to the notary — and beyond. Also read our article on the difference between a property finder and an estate agent.

Does this sound familiar?

Buying a home in Spain sounds wonderful — but where do you begin?

?Which region truly suits you and your plans?
?How do you know whether a property is fairly priced?
?What costs and taxes are all involved?
?How do you arrange the legal checks and trustworthy parties?
?How do you avoid bad buys and hidden defects?
?Who represents your interest, and not the seller's?

Many buyers get stuck due to the sheer supply, a lack of local knowledge and unclear information. That is why we guide you personally at every step — so you can buy with confidence.

How it works — in 5 steps

1

Introduction & search profile

We start with an extensive intake: your wishes, budget, region and plans. This results in a sharp search profile.

2

Selection & CasaScout

You receive a selection of homes that truly fit. Can't travel? With CasaScout we view on your behalf, with a photo and video report.

3

Viewings

We organise and accompany the viewings, ask the critical questions and assess both the property and its surroundings.

4

Negotiation & legal check

We negotiate on your behalf and check permits, debts and the legal status before you sign.

5

Notary & aftercare

From NIE number and bank account to the notarial transfer — and we remain at your side afterwards.

Why independent buyer's guidance?

The full market

Not one portfolio, but the entire market — including projects before their official launch.

Your interest first

Our assignment and loyalty lie with you as the buyer, leaving us free to compare objectively and negotiate sharply.

Avoid the pitfalls

Hidden defects, missing permits and inflated prices are kept away from you.

Local knowledge

Offices in the Netherlands and Spain, and years of experience along the three costas.

Why choose AnaCosta already?

AnaCosta is a young, personal firm — and that is precisely your advantage. We deliberately guide a limited number of clients at a time, so you get our full attention and we stay involved in every step of your purchase.

At the same time, we are far from empty-handed: we live and work on the Costa Blanca, Costa Cálida and Costa Almería, with a network of trusted lawyers, financial advisers, builders and property managers. You get the personal involvement of a small firm, combined with genuine local knowledge and offices in both Spain and the Netherlands.

Frequently asked questions about buyer's guidance

How long does it take to find a home with a buyer's agent?
It depends on your search profile. On average our clients find their home within two to four months; with a very specific profile or a new build with later completion, it can take longer. For us, quality always comes before speed.
Does AnaCosta work with estate agents and developers?
Yes — we have access to the listings of virtually all agents and developers in our working area. The difference: our assignment and loyalty lie with you as the buyer, leaving us free to compare objectively and negotiate sharply.
Can I also get buying guidance for new-build properties?
Absolutely. Guidance is especially valuable with new builds: we know the developers, compare projects and construction phases, watch the build quality and payment structure, and often have access to projects before their official launch. Added advantage: with new builds we are paid by the developer — our guidance is then completely free of charge for you.
Am I committed to anything when I start the search?
You start with the €1,000 excl. VAT search fee; you only pay the success fee if you actually buy a home through us. You decide on every step — we advise, you choose.
