What does a buyer's agent in Spain do?
A buyer's agent (property finder) works exclusively for the buyer — not for the seller. AnaCosta compares the full property market on the Costa Blanca, Costa Cálida and Costa Almería, checks the legal status of the property, negotiates the price and guides you through to the notary.
What does AnaCosta's buying guidance cost?
The buying guidance consists of a €1,000 excl. VAT search fee and a €5,500 excl. VAT success fee upon purchase — €6,500 excl. VAT in total. It almost always pays for itself through price negotiation and avoiding costly mistakes.
Can I buy a property without travelling to Spain myself?
Yes. With AnaCosta CasaScout we visit the property on your behalf: we take photos and videos, assess the condition and the surroundings and give an honest impression. CasaScout is available from €1,200 excl. VAT, depending on size and distance.
What is a NIE number and do I need one?
The NIE (Número de Identidad de Extranjero) is the Spanish identification number for foreigners. You need it for almost every official transaction in Spain, including buying a property, opening a bank account and signing contracts. We help you with the application.
How much are the purchase costs in Spain?
Expect around 10 to 15% on top of the purchase price. For resale properties you pay transfer tax (ITP, roughly 7-10% depending on the region); for new builds 10% VAT (IVA) plus stamp duty. Notary, registry and lawyer fees come on top.
What is an okupa and how do I protect my property?
Okupas are squatters who occupy vacant homes — a real risk for holiday homes that stand empty part of the year. A certified alarm system with camera surveillance, such as Verisure, gives an immediate alert on intruders and direct notification to the police. Via AnaCosta you receive a quote with a discount.
