Anyone looking for a new build in Spain often ends up with a party that offers a selection of developers or projects. We don’t start with one project; we compare which projects fit your wishes — on location, developer, phasing, completion date and price per square metre. Whatever remains, we assess ourselves before it appears on this page.

Not a list of five hundred homes, but the projects that have passed our own assessment. Each project gets an AnaCosta Score and an Approved Report that also lists the points of attention — not just the strengths.

Why our guidance costs you nothing on a new build


For the new-build projects on which we guide you, our fee is paid by the developer and is included in the project’s commercial sales structure. We do not charge you a separate guidance fee for it. To avoid misunderstandings: that does not mean a new build costs you nothing — you still pay the purchase price, the VAT and the other costs as normal. It is about our guidance.

No guidance fee, but someone on your side

What a €0 guidance fee means in practice

We look at several projects side by side, check the contract terms and the bank guarantee on your instalment payments, keep an eye on the completion date and go through the handover with you. Without the bill coming to you.

One honest caveat

The fact that a developer pays us rightly raises the question of whether our advice is then still independent. That is why we have no exclusive arrangements with any single developer, why a project’s points of attention are also in our report, and why we simply say so when a resale home is the better choice in your situation. If you would like guidance with a resale home, we work for a fee you know in advance.

What matters most with a new build


  1. The bank guarantee on your instalments. Everything you pay in advance during construction must be covered by a bank guarantee or insurance. Check this before you transfer the first euro.
  2. What the memoria de calidades says. The specification determines whether the kitchen comes with or without appliances, whether air conditioning is included and what a "fully finished" home actually means.
  3. The completion date and the delay clause. A date in a brochure is a target date. What the contract says about delays is what counts.
  4. The licencia de primera ocupación. Without the first occupation licence, no permanent water and electricity connections.
  5. The handover inspection. Record defects in writing before you accept the keys, not afterwards.
  6. The phase you buy into. Early phases are cheaper but take longer; a last home in a completed phase costs more but is available immediately.

Frequently asked questions about new-build property in Spain

What does AnaCosta’s guidance cost on a new build?
On a new build, our full buying guidance is free of charge for the buyer. The developer pays our fee, and that fee is already included in the sales price. So you do not pay more for the home through us than if you went to the developer directly, but you do have someone at your side looking after your interests.
What tax do I pay on a new build in Spain?
On a new build you pay no transfer tax but 10 percent VAT (IVA) on the purchase price, plus AJD stamp duty on the deed. The AJD rate differs by region and is usually between about 1.2 and 1.5 percent. On top of that come the notary, registration in the land registry, the gestoría and your own legal checks.
How do instalment payments work on a new build?
You first pay a reservation, then a portion when signing the purchase contract, and then instalments during construction. You pay the balance on completion, at the notary. Important: all amounts you pay in advance must by law be covered by a bank guarantee or insurance, so that you get your money back if the project is not completed. Check that this guarantee actually exists before you pay.
How long does it take before a new build is completed?
If you buy off-plan, you usually wait one to three years. If you buy a home from a completed phase or a last, ready-to-move-into home, it can be finalised within a few weeks. Completion dates in brochures are target dates: delays happen, and it is wise to know what the contract says about overruns.
What should I check at the handover of a new build?
The licencia de primera ocupación, the first occupation licence, because without it you cannot connect permanent utilities. Also the certificates for the installations, the energy certificate, and a proper handover inspection in which defects are recorded in writing before you accept the keys. New builds in Spain also come with a statutory warranty that differs by type of defect.
Is a new build more expensive than a resale home?
Per square metre usually yes, but the comparison goes further than the asking price. A new build is better insulated, has lower energy costs and needs hardly any maintenance in the first years. A resale home is more often in an established neighbourhood with trees and amenities, can be moved into straight away and usually carries a lower transfer tax than the 10 percent VAT on a new build.
