Why La Manga Club?

La Manga Club — not to be confused with the La Manga del Mar Menor strip — is an extensive golf and sports resort set in its own valley near Los Belones, between Cartagena and Cabo de Palos. With three 18-hole courses, a large tennis centre, professional football pitches used by European clubs for training camps, a five-star hotel and its own village centre, it is one of the best-known sports resorts in Europe.

The resort is divided into zones with markedly different characters, from apartments around the clubhouse to villas high against the hillside looking out over the valley and the Mediterranean. That variety is exactly what makes independent advice worth having — the differences in price, running costs and day-to-day experience are wider here than almost anywhere else.

The property market at La Manga Club

Supply at La Manga Club varies widely: apartments in the zones around the clubhouse and the sports facilities, townhouses in the urbanisations between them, and villas on the higher plots with views over the valley and the sea. Build years run from the resort's earliest days to recent developments, with corresponding differences in condition and insulation.

Two things decide whether a purchase here works out well: the zone (how far are you from the facilities and the life of the resort?) and the community association (what are the charges, and what reserves are held?). Frequently asked questions about La Manga Club

What is the difference between La Manga Club and La Manga del Mar Menor?
Two completely different places with confusingly similar names. La Manga del Mar Menor is the strip of apartments between two seas; La Manga Club is a golf and sports resort in a valley near Los Belones, several kilometres inland. If you are unsure, we will show you both.
Are community fees high at La Manga Club?
They are generally higher than at an ordinary urbanisation, because you share in the security, landscaping and infrastructure of the resort. The exact amount varies considerably by zone and block; we request it for each property so there are no surprises.
Is La Manga Club suitable for letting?
The name recognition and the sports facilities generate demand outside the summer too, from training camps to golf weeks. Tourist letting requires a Murcia region licence, and the community association sometimes imposes additional rules. We check both.
How far are the airports?
Murcia-Corvera is roughly 40 minutes away and Alicante-Elche roughly an hour. Cartagena is about half an hour.
