La Manga del Mar Menor is a phenomenon: a narrow strip of land more than twenty kilometres long, separating the warm Mar Menor from the Mediterranean. A great many apartments here have sea views on both sides — sunrise over the Mediterranean, sunset over the lagoon. Beaches, watersports and a promenade full of life in summer have made La Manga one of the best-known holiday destinations in Spain.
At the same time we will be straight with you: La Manga is markedly seasonal. In summer it hums; in winter the first few kilometres stay lively and it grows quiet further along the strip. For the right buyer — summer use, letting, watersports — it is superb. For living here permanently we usually recommend the mainland instead. That kind of honesty is exactly why you engage an independent buyer's agent.

Sailing, diving, kitesurfing and windsurfing: La Manga and nearby Cabo de Palos rank among the best watersports locations in Spain.
Because the strip is so narrow, a large proportion of apartments have sea views — often on both sides.
Name recognition and the beach character generate high summer demand — an interesting letting market with a licence.
Supply on La Manga is almost entirely apartments, from classic blocks built in the 1970s to 1990s through to renovated and newer projects. Prices vary considerably by kilometre: the start of the strip near Cabo de Palos is the liveliest and most sought after, while further along it grows quieter and more affordable. Sea views, floor level and the condition of the block decide the rest.
On the older blocks we look extra critically at maintenance, façades and the financial position of the community association — salt, sun and sea wind ask a great deal of buildings on a strip this narrow. That is how you stop a bargain turning into a running cost.
