Why Los Alcázares?

Los Alcázares sits on the western shore of the Mar Menor and has grown into one of the most popular places on the Costa Cálida. The long promenade beside the warm, shallow water, the palm-fringed beaches, a lively centre with both Spanish and international restaurants, and several golf courses immediately nearby (Roda, La Serena) make it a complete place to live — all year round.

The town attracts a great deal of new development: modern apartment complexes and villas with pools are going up on the edges and around the golf courses. From our office in San Pedro del Pinatar, about fifteen minutes away, we follow those projects and the developers behind them closely.

Supply here is broad: apartments near the promenade, townhouses in the established neighbourhoods and a great deal of new-build on the edges and around the golf courses. Price levels are friendlier than on the southern Costa Blanca while the level of amenities is comparable — a large part of why the town keeps growing in popularity.

One point we always raise here: parts of the municipality have experienced flooding during extreme rainfall in the past, and significant investment in water infrastructure has followed. Is Los Alcázares lively all year?
Yes — it is a real town with a permanent population, and shops and restaurants stay open. Summer is of course considerably busier, particularly along the promenade.
What about the flooding I have read about?
During extreme rainfall — the so-called gota fría — parts of the municipality have suffered flooding in the past, and infrastructure works have been carried out since. We know the zones concerned and factor position, build year and drainage into our advice on each individual property.
Which golf courses are near Los Alcázares?
Roda Golf and La Serena immediately beside the town, with Mar Menor Golf Resort and La Torre a short drive away — all with property in and around the resorts.
How far are the airports?
Murcia-Corvera is roughly 25–30 minutes away and Alicante-Elche roughly 50. Los Alcázares sits directly on the AP-7.
