Your Buyers Agent on the Costa Almería

Andalusia's undiscovered coast — peace, space and the most sunshine in Spain.
Independent guidance from search profile to notary, entirely on your side.

Why the Costa Almería?

The Costa Almería is the easternmost coast of Andalusia — and by far the least discovered of the three coasts in our working area. The province of Almería is among the sunniest and driest places in Europe, with unspoilt beaches, the famous Cabo de Gata natural park and villages where Spain still feels genuinely Spanish.

For buyers, that means: typically the lowest prices of the three coasts, more space around your home and a tranquillity you will no longer find on the busier costas. The flip side: fewer amenities within walking distance and fewer direct flights outside the season. We will tell you honestly whether this coast suits your plans.

Who is the Costa Almería for?

This coast is not for everyone — and that is exactly what makes it so attractive for the right buyer.

Peace and nature seekers

Long, empty beaches, the Cabo de Gata natural park and a hinterland of mountains and white villages. No high-rise promenades — just space.

Value-driven buyers

More square metres, larger plots and more often a sea view for the same budget. Ideal if value matters more to you than liveliness.

Winter residents

The driest and one of the warmest winter climates on the Spanish mainland — with a growing international community around Vera and Mojácar.

Forward thinkers

Where the Costa Blanca has long been discovered, the Costa Almería is only just beginning. Buying now means buying ahead of the crowd.

The most beautiful towns on the Costa Almería

We focus mainly on the northern part of the Costa Almería — the part most accessible from our office and from the airports of Murcia and Alicante:

San Juan de los Terreros

The first town beyond the Murcia border: new seafront apartment complexes, beautiful coves and rapidly growing popularity among international buyers.

Vera & Vera Playa

Historic town with a modern beach district: wide sandy beaches, plenty of new builds and good amenities — one of the most complete towns on this coast.

Garrucha & Villaricos

An authentic fishing town with a lively harbour and promenade (Garrucha) and the small, quiet Villaricos — for those seeking real coastal life.

Mojácar

The famous white hilltop village above the sea, with Mojácar Playa below: kilometres of beach with chiringuitos and restaurants. The best-known name on the Costa Almería.

Carboneras

Gateway to the Cabo de Gata natural park: unspoilt beaches such as Playa de los Muertos and a down-to-earth Spanish character.

Cabo de Gata & beyond

The protected natural park with the most unspoilt coastline in Spain. Living there is restricted — but as a destination from your home, it is priceless.

Buying in Andalusia: what's different

The Costa Almería lies in Andalusia — a different autonomous region than the Costa Cálida (Murcia) and the Costa Blanca (Valencia). That may sound like a detail, but it directly affects your purchase:

Different transfer tax (ITP) on resale properties — we calculate the full costs for you in advance.
Its own rental rules: holiday rentals require a VUT registration.
Regional procedures and permits differ from Murcia and Valencia.
With older rural properties: verifying the legal status is essential here.

We know the differences between the three regions and verify the legal status of every property before you sign. Can't travel yourself? With CasaScout we view the property on your behalf, with a photo and video report.

Costa Almería, Cálida or Blanca?

In short: the Costa Blanca offers the most amenities and the largest international community, the Costa Cálida combines tranquillity with the unique Mar Menor, and the Costa Almería is the most affordable and unspoilt of the three. Because we work in all three regions, you don't have to choose upfront — we compare objectively, based on your wishes.

How we guide you on the Costa Almería

From introduction and search profile to viewings, negotiation, legal checks and the notary: we are entirely on your side — not the seller's. Buying a new build? Then our full service is free of charge for you, as we are paid by the developer. How it works step by step, and what it costs, is explained on our Buyers Agent Spain page.

Frequently asked questions about buying on the Costa Almería

Is the Costa Almería really cheaper than the Costa Blanca and Costa Cálida?
Generally, yes: the Costa Almería is the least discovered of the three coasts, with typically the lowest prices per square metre. You will find homes within walking distance of the beach for budgets that would get you considerably less elsewhere. We assess for every property whether the asking price is in line with the market.
How do I get to the Costa Almería?
Via Almería airport, or via Región de Murcia International Airport (Corvera) and Alicante-Elche, which are well connected to the northern part (San Juan de los Terreros, Vera, Mojácar) via the AP-7/A-7 motorway. Outside high season there are fewer direct flights to Almería, so many buyers fly to Murcia or Alicante instead.
Can I rent out my Costa Almería property to tourists?
The Costa Almería falls under Andalusia, where holiday rentals require registration as a vivienda con fines turísticos (VUT). The rules differ from those in Murcia and Valencia. We check the rental potential of every property before you buy.
What is different about buying in Andalusia?
The Costa Almería lies in a different autonomous region than the Costa Cálida (Murcia) and Costa Blanca (Valencia). That means different transfer tax rates on resale properties (ITP), different rental rules and different regional procedures. We know the differences and include them in our advice and cost calculations.
Can you also arrange viewings and inspections on the Costa Almería?
Yes. From our office in San Pedro del Pinatar, the northern part of the Costa Almería — San Juan de los Terreros, Vera, Garrucha and Mojácar — is easy to reach. Here too we arrange viewings and CasaScout inspections with photo and video reports, so you can buy with confidence from a distance.
