Buying a Home in Cabo Roig

The polished classic of the Orihuela Costa — marina, clifftop promenade and established villas with sea views.

Why Cabo Roig?

Cabo Roig is the smart classic of the Orihuela Costa. The red headland it takes its name from, the marina at the foot of it, the celebrated clifftop walk towards Campoamor and the sheltered Blue Flag beaches give Cabo Roig an established, cared-for character that the newer resorts further along simply have not had time to acquire.

The urbanisations here are mature: wide avenues, grown-in gardens and villas that have been looked after for decades — interspersed with modern new-build on plots that have come back onto the market. For buyers who value quality and position over a brand-new development, Cabo Roig is often where the search ends.

The property market in Cabo Roig

Cabo Roig sits among the more expensive zones of the Orihuela Costa, and it holds that value. Supply consists of classic villas on generous plots (some with renovation potential), apartments near the beach and the marina, and high-specification new-build on redeveloped plots. Sea views and walking distance to the coves are the dominant price factors.

On the older villas we check the registration of extensions and pools and the technical condition as standard; on new-build on released plots, the permits and the developer's track record. That way you know exactly what you are buying, even when supply is scarce and the pressure to decide quickly is high.

Frequently asked questions about buying in Cabo Roig

Why is Cabo Roig more expensive than the surrounding areas?
The combination of established urbanisations, the marina, sheltered beaches and the clifftop promenade makes Cabo Roig one of the most desirable addresses on the southern coast. A shortage of plots keeps the price level high — and stable.
Is there still new-build available?
Yes, mostly on redeveloped plots and towards Lomas de Cabo Roig. On new-build our guidance costs you nothing, and we know the developers and projects here personally.
Is Cabo Roig lively in winter?
Reasonably so. A substantial permanent international population and the proximity of Zenia Boulevard keep amenities open, though it is naturally quieter than in summer.
How far are the airports?
Alicante-Elche is roughly 45–50 minutes away and Murcia-Corvera roughly 35–40 minutes, both via the AP-7.
