Buying a Home in La Zenia

The beating heart of the Orihuela Costa — Blue Flag beaches, Zenia Boulevard and everything within walking distance.

Why La Zenia?

La Zenia is probably the best-known name on the Orihuela Costa, and it owes that status to a rare combination: the Blue Flag beaches of Playa de La Zenia and Cala Bosque, a central position between Cabo Roig and Playa Flamenca, and Zenia Boulevard — the largest shopping centre in the province of Alicante — literally around the corner.

Everything here is walkable: beach, shops, restaurants and healthcare. That makes La Zenia popular with a wide range of buyers, from families and winter residents to rental investors, and it keeps the local property market moving all year rather than in seasonal bursts.

The property market in La Zenia

Supply ranges from classic townhouses and apartments in the older urbanisations to modern new-build complexes with communal pools. Walking distance to the beach and to Zenia Boulevard are the big price drivers here; identical property types a few hundred metres apart can be priced noticeably differently.

For rental investors we do the sums properly: not just the purchase price, but licence eligibility, realistic occupancy by season and the cost of management. That way you know in advance what a property in La Zenia can actually return.

Frequently asked questions about buying in La Zenia

Is La Zenia suitable for holiday letting?
Yes — it is among the strongest letting locations on the southern coast, provided the property holds a tourist licence or can obtain one. The rules in the Valencia region have tightened, so we check what is possible for each specific property before you commit.
How does La Zenia differ from Playa Flamenca or Cabo Roig?
The three sit side by side and share amenities. La Zenia is the commercial heart with the shopping centre and the best-known beaches; Cabo Roig is smarter, with the marina; Playa Flamenca is a little quieter. We show you all three so you can compare properly.
Is it deserted in winter?
No. Zenia Boulevard and a large permanent population keep the area alive throughout the year, although summer is of course considerably busier.
How far are the airports?
Alicante-Elche is roughly 45–50 minutes away and Murcia-Corvera roughly 35–40 minutes, both via the AP-7.
