Buying a Home in Playa Flamenca

The most complete residential district on the Orihuela Costa — sheltered coves, the famous Saturday market
and a price level that is still surprisingly friendly.

Why Playa Flamenca?

Playa Flamenca is the middle — and arguably the most complete — stretch of the Orihuela Costa, sitting between Punta Prima and La Zenia. It is known for the large Saturday market that draws visitors from across the region, for the sheltered coves and their coastal promenade, and for a level of local amenities that means you rarely need to leave: supermarkets, medical centres, restaurants and the Orihuela Costa town hall are all here.

For buyers, Playa Flamenca is often the sensible middle ground: better value than Cabo Roig, more established than the newer inland resorts, and with both the beach and Zenia Boulevard within walking or cycling distance.

Living in Playa Flamenca

The Saturday market

One of the largest weekly markets in the region — hundreds of stalls every Saturday, within walking distance of home.

Sheltered coves

Cala Estaca, Cala Mosca and the coastal path: small-scale beaches without the crowds of the bigger resorts.

A district that works

Supermarkets, pharmacies, medical centres and restaurants — Playa Flamenca functions as a complete town in its own right.

The value middle ground

More accessible than Cabo Roig, more established than the new resorts — often the best balance for a first purchase on this coast.

The property market in Playa Flamenca

Supply here is classic Orihuela Costa: townhouses and quads in established urbanisations with communal pools, apartments around the centre and the coves, and the occasional detached villa. Prices are friendlier than in Cabo Roig and La Zenia while you share the same beaches and amenities.

The quality of the community associations varies considerably from one urbanisation to the next — from immaculately maintained complexes to communities carrying years of deferred work. We know the urbanisations by name and factor the condition and the finances of the community into our advice as standard.

Frequently asked questions about buying in Playa Flamenca

How does it differ from La Zenia and Punta Prima?
The three districts run into one another. Playa Flamenca is the most complete residential area, with the market and the town hall; La Zenia has the shopping centre and the best-known beaches; Punta Prima sits closest to Torrevieja. We show you all three.
Is Playa Flamenca suitable for living here permanently?
Yes. The full range of local amenities and a large permanent international population make it one of the most genuinely lived-in parts of the Orihuela Costa, winter included.
What exactly are townhouses and quads?
Townhouses are terraced properties over several floors; quads are four properties sharing a single block, usually with a roof terrace. Both normally sit in urbanisations with a communal pool — the dominant form of housing in Playa Flamenca.
How far are the airports?
Alicante-Elche is roughly 45 minutes away and Murcia-Corvera roughly 40 minutes, both easily reached via the AP-7.
