Why Benidorm?

Benidorm is Spain's best-known seaside resort and the only town on this coast with a real skyline. That density has a practical upside: almost everything is within walking distance, and the surrounding area has stayed comparatively open. For buyers, the defining feature is that Benidorm keeps running all year — shops, restaurants, doctors and public transport work as well in January as in July.

That appeals to two very different groups: people who want to live here permanently or overwinter without ending up in a deserted resort, and buyers targeting rental income, because occupancy here is higher and more even than almost anywhere on the Costa Blanca. What to watch out for in Benidorm

Levante versus Poniente

These two sides are completely different. Levante is lively into the night; Poniente is residential and calm. Confusing the two is an easy way to buy wrongly — view in the evening, not only during the day.

Sea views are not guaranteed

In dense high-rise, a new building can take away your view. We check zoning plans and building permits in the immediate surroundings.

Service charges in high-rise

Towers with pools, lifts and security carry higher community fees. Always request the current budget before buying.

High-season crowds

July and August are considerably busier. For permanent living, it is more comfortable away from the beachfront promenade.

Frequently asked questions about buying in Benidorm

Is Benidorm only a party destination?
No — that image applies to one part of the town only. The nightlife concentrates around a section of Levante beach. The Poniente side is residential and quiet, with many Spanish families, and areas such as Sierra Cortina have a completely different character. Precisely because the contrasts are so sharp, choosing the right area matters more here than choosing the property.
Why do people buy in Benidorm to rent out?
Because occupancy is more even than elsewhere on the coast: Benidorm draws visitors in winter too, so the letting season runs longer than in towns that empty out after September. Note that the Comunidad Valenciana requires a licence with a registration number, and some municipalities impose additional conditions. We check that for each property.
Can I buy a villa in Benidorm rather than an apartment?
In the centre the supply is almost entirely apartments. For villas, look to the higher areas such as Sierra Cortina and to neighbouring Finestrat, which offer more space, golf and views over the bay — a few minutes' drive from the beach.
