SES Hospedajes: how to register your guests correctly

Do you rent out a holiday home on the Costa Blanca, Costa Cálida or Costa Almería? Then you are required to register every guest within 24 hours. We explain how it works — and take the whole process off your hands.

Do you own a holiday home in Spain and rent it out to tourists — even just a few weeks a year? Then since 2 December 2024 you are legally required to register every guest via SES Hospedajes. Below you can read what the system involves, what you need and how we take care of everything for you.

What is SES Hospedajes?

SES Hospedajes is the digital registration system of the Spanish Ministry of the Interior (Ministerio del Interior). It was introduced under Real Decreto 933/2021 and replaces the old paper guest registers and the separate notifications to the Guardia Civil and Policía Nacional.

It is mandatory for every provider of tourist accommodation: hotels, B&Bs, campsites and private holiday homes alike. Whether you rent out one apartment or manage a whole portfolio: the obligation is the same. You must submit your guests' details within 24 hours of arrival.

Important for our regions: only Catalonia and the Basque Country use their own systems (Mossos d'Esquadra and Ertzaintza). The Costa Blanca (Valencia), Costa Cálida (Murcia) and Costa Almería (Andalusia) fall entirely under SES Hospedajes.

What do you need to log in?

To access the platform you log in on the official website of the Ministry of the Interior, using one of the following digital identification methods:

Digital Certificate — issued by the Fábrica Nacional de Moneda y Timbre (FNMT).
DNIe — the Spanish electronic identity card.
Cl@ve — the digital identification system for Spanish citizens and residents.

Please note: to complete the digital signature of the initial registration (the alta of your property), you also need the AutoFirma or Cl@ve Firma software. Registration itself is free of charge.

Which data do you have to submit?

Since RD 933/2021 you submit up to 21 fields per guest over 14 years old: name, identity document, nationality, date of birth, full address, country of residence, check-in and check-out dates and the family relationship within the group. Two points cause most errors in practice:

The número de soporte of the Spanish DNI — the three characters on the back. Many forms don't ask for this field, causing submissions to be rejected.
Minors under 14 — their details are submitted by the accompanying adult, including the family relationship.

What if you don't comply?

Checks are becoming more frequent and the penalty system is already active:

Minor€100–600late, incomplete or incorrect submission
Serious€601–30.000not registered or guests not reported

Do you rent out via Airbnb, Booking or Vrbo? Those platforms do not report your guests for you — the responsibility always remains with you as the owner.
